
How to choose the right location when buying a property
One of the most important considerations when buying a property — possibly more important than the condition of the building itself — is location. A well-chosen neighbourhood determines not only your quality of life but also how well the property holds its value and how much it may appreciate. But how do you know which place is right for you?
We have gathered the most important criteria so that you can choose the location of your new home with confidence.
1. What amenities does the area have — shops and services?
It matters that you can take care of everyday needs locally or nearby. Check:
- Is there a grocery shop, bakery or pharmacy nearby?
- Is there a post office, bank branch or doctor’s surgery in the area?
- How easily can basic services be reached without a car?
For families it is a particular advantage if these are within walking distance — it saves a great deal of everyday stress.
2. For families with children: nursery, school and playground nearby
If you have children (or are planning to), look at:
- What education is available locally? Are there well-regarded state or private nurseries and schools?
- How long does the morning journey take? Is there a safe walking route?
- How accessible are the playgrounds and community spaces, and what condition are they in?
Assessing these before you move makes settling in and organising family life far smoother.
3. Transport — don’t just think about the car
Even if you have a car, the proximity and quality of public transport counts for a great deal:
- Is there a bus, tram or train stop nearby?
- How frequent are the services, and how late do they run in the evening?
- Is there a night service if you travel at weekends or late at night?
If two different modes of public transport are available nearby (a bus and a suburban railway, say), that means security and flexibility in everyday life.
4. Employment nearby
If you would rather not commute for an hour and a half each day, it is worth assessing:
- What kind of workplaces are there in the area?
- Are there industrial parks, office buildings or commercial units nearby?
- Is there scope for starting a local business or working remotely?
A neighbourhood where you can work as well as live can save you a lot of time and money.
5. Environmental factors: safety, green space, community life
The quality of the residential environment matters at least as much as the condition of the building:
- Access to green space, parks and walkways — excellent for physical and mental health.
- A safe neighbourhood — check crime statistics or ask local residents.
- Is there community life nearby: organised events, a community centre, a market, clubs?
An active, close-knit community means not just friends but a supportive environment.
Ask yourself: what matters to my life now — and what will matter in five or ten years? Explore the area not only by day but in the evening too. Talk to locals, read forums, look up neighbourhood groups on social media. And think long term: a good location is not only convenient, it is an investment that holds its value.
